Even though a title search of the land records has been performed, there are other possible "hidden" defects, which a title examination would not reveal, such as fraud, forgery, defective deeds, mental incompetence, missing heirs and indexing errors in the land records. An owner's title insurance policy will protect the purchaser against loss if any of the above title defects result in a claim against their ownership of the property.
